For Tenants

A large part of our philosophy is that ‘We never forget whose home it is!’ We believe in a much more ‘mutual’ arrangement than the traditional approach, where it can feel like the tenant is the ‘odd one out’ in the three-way relationship between Landlord, Agent and Tenant! Take a look at our Landlords page to see what we are saying to your prospective landlord…

Our approach to lettings and property management is based on one overriding principle – Respect.

Information for Tenants

Our Fees

We have tried to keep the fees structure very simple. If we’ve failed, please don’t hesitate to call and we’ll be happy to explain!

A Holding Fee equivalent to 1 week’s will secure a property, this is fully refundable against your first month’s rent. It is forfeit if you decide not to proceed with the property. Payment of the Holding Fee will stop us marketing the property pending your referencing process being completed satisfactorily.

We require a Security Deposit equal to 5 week’s rent. This is registered with MyDeposits, a government backed deposit protection scheme. This is payable on the day you move in.

Where the landlord allows pets a small additional rent may be required.

Example Fee Illustration

To rent a property with a monthly rent of £550, 2 tenants and no pets

£127 Holding Fee
Payable the day you decide you want the property

£1,057.50 Security Deposit and Rent
Payable the day you collect the keys;
Security Deposit, 5 weeks rent calculated as monthly rent x 12 / 52 x 5 = £634.50
1st month’s rent = £550
Refund of Holding Deposit = -£127

Our Key Respect Principles

  • We respect you as tenant and work with you and your landlord as necessary to ensure your home is comfortable and safe
  • We respect the law, all regulations and professional guidelines and we operate under the umbrella of The Property Ombudsman at all times
  • We respect your landlord and we believe this encourages them to respect you while you occupy their property too. We adhere to a regular inspection schedule for all managed properties to ensure that any problems are ‘nipped in the bud’ on behalf of both the landlord and tenant,
  • We respect our supportive team of local tradespeople, all of whom are known and vetted and who we pay promptly to ensure they always respond to our requests for their expertise
  • We respect each other, we’re polite and don’t tolerate inappropriate language or behaviour
  • We undertake to work with tenants and landlords alike under the umbrella of the above values, to ensure a mutually successful arrangement for all parties involved.
