Our Fees

We have tried to keep the fees structure very simple. If we’ve failed, please don’t hesitate to call and we’ll be happy to explain!

A Holding Fee of £100 will secure a property, this is fully refundable against your moving in costs. It is forfeit if you decide not to proceed with the property. Payment of the Holding Fee will stop us marketing the property pending your referencing process being completed satisfactorily.

The Referencing Fees are £180 for the first tenant, £60 for each other tenant over the age of 18, and £90 should a guarantor be required. This is required prior to us beginning the referencing process and is payable within 3 working days of the Holding Deposit.

There is a Pet Fee of £100 if you have any pets. This is payable on the day you move in.

There is a Check In/Out Fee of £125, payable on the day you move in. This is to cover the administration costs involved in drawing up the Inventory and managing the moving in and moving out process.

We require a Security Deposit equal to 6 week’s rent. This is registered with MyDeposits, a government backed deposit protection scheme. This is payable on the day you move in.

We’ll write to you detailing everything due on the day of move in once your referencing is successful.

To rent a property with a monthly rent of £550, 2 tenants and no pets

£100 Holding Fee
Payable the day you decide you want the property

£240 Referencing Fee
Payable within 3 days of paying the Holding Fee (2 x tenants = £180 + £60)

£1,336.54 Deposit, Rent & Check in/out Fees
Payable the day you collect the keys (Security Deposit, 6 weeks rent calculated as monthly rent x 12 / 52 x 6 = £761.54. 1st month’s rent = £550. Check In/Out Fee = £125.  Refund of Holding Deposit = £100)

  • We respect our supportive team of local tradespeople, all of whom are known and vetted and who we pay promptly to ensure they always respond to our requests for their expertise
  • We respect each other, we’re polite and don’t tolerate inappropriate language or behaviour
  • We undertake to work with tenants and landlords alike under the umbrella of the above values, to ensure a mutually successful arrangement for all parties involved.
